The April Market Watch is out this morning. Average freehold price is down $15,000 and average condo price is up $15,000 compared to March. 13,500 transactions were recorded which is still far exceeded the normal high of 10,000 transactions. For lease condo is now down to about 6,000 units compared to the peak 13,000 units back in last fall due to mainly landlords turned into sellers.
Strong buyers have mostly bought in the first quarter. Now we have the weaker buyers and the newer buyers in the market. Bidding wars are less intense in the number of offers.
